So many inexperienced agents do not know all of the components that go on the Annual Property Operating Data (APOD), even NNN leases have expenses that lenders will underwrite such as vacancy, management and reserve for replacements.

Quite often a property will be advertised as an 8 % or 9 % cap rate when it is actually a 7 % cap or worse. We take pride in matching the right property for each investor and then analyzing not only the quantity but quality of the income stream.
